Navigating a Tight Rental Market | Healthcare Concerns

When Kathleen Marin and her boyfriend first moved to the Baltimore area in 2008, their two-bedroom town house cost them $1,100 a month. But over the next 2? years, as demand flooded the rental market in their area, the landlord gradually upped their rent to $1,400.
Buying a home wasn?t an option for the 27-year-old student, who works part time and has a limited credit history. So late last year, the couple sought out a cheaper place. After searching online listings and visiting properties nightly for three weeks, they eventually found an apartment for $1,200 that they plan to move into in May.
But the cheaper place comes with another price: a lot less space (one floor instead of their current two-story town house) and a dated kitchen.

The rental market is the tightest it?s been in more than a decade, with only 5.2% of apartments nationwide vacant at the end of 2011, down from a high of 8% in 2009, according to real-estate data firm Reis.
Demand is up as the housing crisis and tighter lending standards have left many people unable to or wary of purchasing a home. And higher demand means average rents are rising, too.
To find the best deal possible in this market you first need to figure out what makes one rental cheaper than others in a given area. For instance, space in new apartment buildings is at a premium since relatively few buildings have been built since the housing crisis. That means the best deals can be found in older constructions, though even these are pricier these days.
And amenities?and rents?can fluctuate substantially within a single building. An apartment on a lower floor will typically cost less than one on a higher floor. So will one with an obstructed view and little direct sunlight. The two-bedroom apartment Ms. Marin is moving into has a kitchen and appliances that are more dated than in some other apartments in the building.
When checking out an apartment, ask the real-estate or rental agent if there are less-expensive properties available. Ms. Marin and her boyfriend did so and snagged an apartment in the complex that was $120 cheaper than the one they were originally shown.
If you are looking to rent a single-family home, that market is even more competitive since there are fewer such properties on the market. In many places, monthly rent for a single-family dwelling runs more than a monthly mortgage payment on a similar property would, says Michael Labout, a residential real-estate broker in Colorado Springs, Colo.
If renting a home is a temporary solution, you can save money by looking in a less-than-ideal school district if you don?t have school-age children or on a noisy street. Multifamily dwellings also are typically cheaper than single-family homes.
A newer entry into the rental market is homes being rented by owners who haven?t been able to sell. With information on local rental prices widely available online, these first-time landlords will likely be asking for market prices, says Jed Smith, managing director for quantitative research at the National Association of Realtors. Since their ultimate goal is to sell the property, these landlords may be more serious about maintenance of the property than a landlord who owns multiple properties, he says. So make sure a lease specifies who is responsible for taking care of?and paying for?what.
And if you see a place that you really like that?s been for sale for an extended period, inquire about renting it instead. Owners may be open to a deal if they are desperate.
When it comes to negotiating rent, in this market you need to approach it the same way you would a home purchase. That means finding out what the comparable rents in the area are and presenting that data to the landlord.
In a landlords? market, ?it will be more difficult to negotiate a lower rate, but the key to negotiating? will be comparable properties, says Mr. Smith. If you point out that an apartment is going for more than market rate, you?re likely to get it down to market rate.
Also, showing a potential landlord your credit report to prove that you aren?t a financial risk can help you get a lower payment in some cases, says Mr. Smith.
If you?re handy, look for a fixer-upper rental. There are many more of them these days since landlords are confident they?ll be able to rent them with all of the demand. You can suggest making repairs in exchange for lower rent, says Mr. Labout. Just be sure to get it in writing.

Now, new research supported by China's NSF and published this week in GSA BULLETIN indicates that erosional origin models should not be ruled out.
The linear dunes in China's Qaidam Basin have been proposed to have formed as self-extending lee dunes under a unidirectional wind regime owing to a high level of total silt, clay, and salt content or cohesiveness of sediments, and they have undergone southward lateral migration at rates of up to 3 m/yr.
New GSA BULLETIN research examines the sediments, internal structures, and optically stimulated luminescence ages of the linear dunes in the central Qaidam Basin approximately 80 km north of the city Golmud. The study's findings suggest that the linear dunes are most likely of erosional origin similar to yardangs with orientations controlled by strikes of joints.
According to the study's lead author, Jianxun Zhou of the China University of Petroleum's State Key Laboratory of Petroleum Resource & Prospecting, "If the control of tectonic structures on the orientation of wind-eroded ridges is taken into account, morphodynamic interpretations for the wind-rift model may become much simpler. No one has considered the possibility of erosional origin for the linear dunes on Titan. Nearly all researchers consider the linear dunes on Titan to be of depositional origin, but their morphodynamic interpretations are complicated and their relationships to wind directions are in dispute. If an erosional origin is considered, the morphodynamic interpretations of the linear dunes on Titan can also be greatly simplified."

Rev. Franklin Graham, the son of evangelist Billy Graham and a prominent evangelical leader in his own right, waded into contentious waters Tuesday when asked for his views on the religious beliefs of President Obama and the GOP hopefuls.
Graham,?the CEO and president of the Billy Graham Evangelistic Association,?told a Morning Joe panel he couldn't say for certain that Obama is a Christian.
?You have to ask him. I cannot answer that question for anybody. All I know is I?m a sinner, and that God has forgiven me of my sins," Graham said. "You have to ask every person. He has said he?s a Christian, so I just have to assume that he is.?
But Graham also said he couldn't "categorically" say Obama wasn't a Muslim, in part, because Islam has gotten a "free pass" under Obama. Graham also said?the Muslim world?sees Obama as a "son of Islam," because the president's father and grandfather were Muslim.
According to Edina Lekovic, director of policy at the Muslim Public Affairs Council, being born in a Muslim family doesn't make one a Muslim. A person has to make an active choice to become a Muslim, Lekovic said.?
Obama has said again and again that he is a Christian, both as a presidential candidate and as president.
?I?m a Christian by choice,? Obama?told a?group of New Mexico voters?last September, answering a question from a member of the audience. He said he has embraced his faith even though growing up, ?my family didn?t, frankly. They weren?t folks who went to church every week.?
In Chicago, Obama was a member of Trinity United Church of Christ for years, but he quit in May 2008 after videos of the Rev. Jeremiah Wright?s racially-divisive sermons surfaced on the Web.
?Our relations with Trinity have been strained by the divisive statements of Reverend Wright, which sharply conflict with our own views,? Obama and his wife Michelle?wrote at the time.?
The debate over the president's faith was brought up again on the campaign trail this Saturday, when Rick?Santorum told a Tea Party crowd?in Columbus, Ohio,?that Obama's agenda is "not about you. It's not about you. It's not about your quality of life. It's not about your job. It's about some phony ideal, some phony theology. Oh, not a theology based on the Bible, a different theology, but no less a theology."

When pressed by reporters after Saturday's comments, the former Pennsylvania senator said he did not imply the president is not a Christian, but said the president was trumping religious freedoms.?

"His values are so clear on moral issues, no question about it," he told the Morning Joe panel.?
Graham spoke with a little less confidence about Gingrich's faith, and cast doubt on whether Romney's Mormonism is compatible with Christianity.
"I think Newt is a Christian, at least he told me he is," Graham said. He added that Romney's Mormon faith is not recognized as part of the Christian faith by most Christians, but he wouldn't give his own view.
Romney has stood by his faith, saying Mormonism's values are "as American as motherhood and apple pie."
"I believe in my Mormon faith," Romney said in a 2007 speech, "and I endeavor to live by it. My faith is the faith of my fathers. I'll be true to them and to my beliefs."

Autism Treatment ? Respen-A dosages and Autism
The fact that Respen-A contains an ingredient that comes from a drug has raised some questions, and concerns, from some parents. Respen-A has an active ingredient called Reserpine which comes from an Indian herb named rauwolfia serpentine, also known as snakeroot. In 1955 Reserpine was approved for the treatment of hypertension by the FDA. But now, we don?t see Reserpine being used to a significant degree to treat hypertension any more. Nowadays there are many other medications to treat high blood pressure, even though it was approved for that treatment. And in Respen-A, you are getting between 10 and 50 times less Reserpine since the dose for high blood pressure was .1 ? .5 mg and Respen-A has .01 mg.
November 2008 was about when Respen-A was first introduced to the Autism community. At that time, a small study was done looking at some kids from November 2008 until November 2009.
Other parents began using this for their children after the results were found to be quite promising and a subsequent press release was issued. In 1957 in the Journal of Mental Disorders and Disease was a study done that used Reserpine on a group of kids with Autism. They used an oral elixir with a dose of between 3 ? 7 mg. The FDA approved treatment dose for hypertension was .1 ? .5 mg and this dose was an oral elixir between 3 and 7 mg. The findings were that these children showed improvement in verbal communication, improved socialization, improved eye contact, improved overall awareness, less self stimulatory behaviors, and improved willingness to socialize and play, etc. These improvements in children using Respen-A are also the same types of improvements that I see with children using other therapies such as Methyl B-12.
The side effects that have been reported are things that are not too significant like dry mouths or excessive sleepiness. But, there were some adverse neurological behaviors that manifested in some children, similar to symptoms seen in Parkinson?s, when the doses were pushed up to 10 ? 12 mg. Today?s Respen-A patch has 200 ? 700 times less Reserpine than was used in that study back in 1957. So while the dose of Reserpine in Respen-A is not even close to the doses used in the study, many of the benefits seen are. So those improvements seen in eye contact, the improvement in speech in quality, deliberateness and appropriateness, the improvement in socialization, and the improvement in overall awareness is what I have also seen in patents in my practice who are using Respen-A. So, I think there is a big misconception out there about Respen-A and the amounts of Reserpine used. I wanted to share this information with you so can see the amounts used in the 1957 study, the amounts used in treatments for hypertension as well as the amounts used in Respen-A.
